Design-Build

Design-Build is a turnkey project delivery method.  The design-builder is contracted by an owner to complete the building design and construction – from initial design concept to the turning of keys in the front door. The Design-Builder engages the necessary design team including engineers, architects, consultants, and sub-trades necessary to successfully deliver the project.

The Design-Build process involves:

Construction Management

Construction Management is a project delivery method whereby the client retains a construction manager to provide preconstruction expertise including cost estimating, value engineering, scheduling, and during the construction phase of the project, coordination of all construction activities.

General Contracting

The General Contracting method typically involves drawings and specifications, prepared by an Architect and/or Engineer, being tendered for general contractors to submit a fixed price to complete the work described. The contract is most often awarded to the lowest bidder should their bid be reviewed and found to be in compliance with the drawings and specifications.

The General Contractor is responsible for:

  • site security including temporary facilities and utilities
  • all materials, equipment and labour to complete project
  • all necessary sub-trades and suppliers
  • scheduling
  • safety
